Choose any of three properties situated next to one another, all along the Manatee River, all with their own boat ramps. It looks like a private resort. It’s beautiful.
After 50 years on the road with Nitty Gritty Dirt band, I found the perfect place to call home when my wife and I discovered what we call “The River House’. Nestled in “old Florida” wilderness by the river (yet only 5 minutes from CVS and Publix, as well as other ‘life’ needs)..
This private residence and two adjacent properties are what we longed for in a place to live: seclusion, no neighbors visible, 1500’ river frontage, 3 boat ramps, 2 docks, birds and fish, solitude, and hi-speed FiOS internet. We acquired the neighboring adjacent properties, with dreams of the now almost 13 acres being our own resort… and it has been.
The “River House”
The immaculate 4 bedrooms upstairs (2,800 sq. ft, with two separate air conditioning units) all feature sliding glass doors facing the pristine river view – each opening to the 80’-long back porch/deck, with no-see-um screens for an open-air feel, yet protected from nature; a perfect place to watch the birds, sun sets or fish jumping. . . and an occasional manatee.
Beamed ceilings, recessed lighting and 5 fans make this home’s personality stand out, as do the wood floors, fireplace, and the master’s unusual walk-in double-headed shower. House water is from the city and has separate filtration system installed that includes R/O water filtering.
A ‘special’ guest bathroom with large copper tub (we call it the ‘Colorado bathroom’), and another full bathroom on the home’s opposite end from the master bedroom/bathroom (which has walk-in closet WITH built-in drawers) are next to office room, as is the laundry room. – one with view of the pool, garden, electric gate and yard bordered by the wood fence.
Next to the pool, waterfall and large screened gazebo, this property -on 12+ acres- is hidden from the main road by 800’ driveway. Part of the acreage includes forest land across the river, where no one can build – ensuring enduring privacy. A 750 sq. ft. well-built barn (for large motor home or just storage) 130’ from the home complements the large storage room and ‘workshop’ that is part of the River House.
Supplied with both city water for the home and well for irrigation, there is a cute garden/potting shed set apart from the home, perfect to hide those green thumb tools. Yard lights at night light up this park-like property in a way that makes one want to ask ‘can we get late check-out? I want to stay up and watch the stars again.”
The approximately 900 sq.’ downstairs “mother in law” apartment is currently outfitted as a recording studio/office. I have written music, recorded several dozen of my Sirius/XM radio shows, and worked on tour planning for the 100 cities I hit every year. . . all with that fantastic river view.
It also has a full kitchen, full bathroom and bedroom, washer/dryer hookups, and its own screened river facing back porch – a separate living quarters from the above part of the home.
The “Fish House”
Included in the ‘River House’ property is ‘the fish camp house’ (120’ west of main home), with its own dock and boat ramp, and has a connected workshop and boat storage. This small, one bedroom/bathroom/living room house of approximately 800 sq. ft. is perfect for use as a ‘party house’, or can easily be upgraded into a separate guest quarters on its own beautifully wooded 3+ acres.
The ‘Lodge’. aka Ramblin River Retreat
That is the main house! Then, 50 yards east, with the river wrapping around it, is the neighboring ‘Lodge House’. When we first acquired the lodge , my wife Marilyn took on the interior design and remodel with such a passion it became apparent she has a gift for making things look great. I did help by saying ‘yes, that’s perfect’ a lot… but it was. I picked out some of the light bulbs.
It is a brand-new remodel – 3 bedroom, 2 bathroom, large living room/dining area, office, and an expansive view through cathedral like windows of the river bending around it.
This about 2100 sq. ft. home on its own approx.. 4 acre lot (with boat ramp) is bright and immaculate with up to date features, fireplace, unique lighting, new water filtration system, beautiful wood kitchen counters with ‘farm sink’, and high wood-beam ceilings. This home can be a rental, or air B & B type of income property, or just be retained as a guest house.
There is so much hype out there now days… but, I have to say this: This is a magic piece of property, a beautiful piece of land that we carefully chose to find a perfect unusual part of Florida that stands out on its own. For personal reasons, it is time to pass it along, and although it can be sold separate, it is now available for a short time as a total of 12+ acres. If you don’t get this you should come see what you missed!
